You have the choice as to whether or not you would like to purchase an Owner’s Title Insurance Policy. Owner’s Title Insurance is essential for protecting your rights to your home.
At closing, the lender requires that you purchase a Lender Title Insurance Policy to protect their interest.
Owner’s Title Insurance is different, it protects your interest, and will last as long as you or your heirs have an interest in your property. There is a one time premium, paid at closing, in order to obtain this insurance. This premium is typically included in the Good Faith Estimate provided to you by your lender.
There are two different types of Owner’s Title Insurance Policies:
- Standard ALTA 2006 Title Insurance; or
- Enhanced Homeowners Title Insurance
